If you are thinking about moving to Tacoma from a distant, and possibly more populated, city, you want to know what's available on the market before you get here. Let's take a look at some of the basics on the Tacoma real estate scene.

Single Family Homes

The Tacoma market is similar to the Durham region real estate in that the majority of stock continues to be single family, detached homes. It's a medium sized city on the West Coast, so the idea of the condominium development has not quite caught fire here yet (more on that in a bit).

Of course, the single family home market has enough variety within it to satisfy the tastes of most buyers, and Tacoma's market is no exception. There are mansions and there are modest two bedroom houses, located all over the city.

Neighborhoods

Generally speaking, Tacoma's neighborhoods are clean and fairly safe. Most offer quick access to transportation as well as to the stunning natural landscapes which make up the area surrounding Tacoma. Those used to depending on finding a condominium for rent in Toronto at a reasonable price will be pleasantly surprised at the cost of property all over this city.

Of course, that price range will vary according to the area of Tacoma in which you are looking. Typically, north Tacoma real estate sells for higher prices than that in south Tacoma. The richer and more spacious North has an average listing price of almost $150,000 more than the Tacoma average, while South houses sell for $100,000 less.

Of course, that is speaking strictly in terms of asking price. As is the case with a lot of cities in the United States, home owners in Tacoma are asking much more than what they are willing to sell for. Median sales prices are sitting at just over $170,000 (more in the North, less in the South). That's like a dream for anyone living in a Lawrence Park condo back east!

Condos

Speaking of condos, it's worth taking a peak at the market for these trendy units here in Tacoma. You won't find the tributes to modern urban living in Tacoma that you will in larger cities, both back east and close by. There is nothing to rival Liberty Village condos or other high rise complexes which make up their own little neighborhood.

In fact, many condo developers in Tacoma have found themselves in trouble over the last five years, with several entering into foreclosure. There are still a few developments on the market, many of which come with the modern amenities the sophisticated urbanite expects. Still, those interested in condos will find the Tacoma market rather sparse.
